1. Who we are

Coast 2 Coast Properties is operated by Coast2Coast Ventures LLC, a Mississippi limited liability company ("Coast2Coast," "we," "us," or "our"). This Privacy Policy explains how we handle information when you visit our website, submit an inquiry, receive our emails or text messages, or use our members-only deal platform.

This policy covers our public website and our member platform. It does not cover the practices of third parties whose sites or services you may reach through links from ours.

2. Information we collect

Information you give us

• Contact and identity details — name, email address, phone number, company or entity name, and role (buyer, broker, seller, property owner, connector).
• Buy box and investment criteria — the geographies, asset classes, deal sizes, return targets, and timelines you tell us you are looking for, so we can match live deals to you.
• Property and deal submissions — information and documents you submit about properties, including addresses, financials, photographs, and supporting materials.
• Agreements and verification — the confidentiality agreements and non-circumvention agreements you sign, together with the date, time, and signature record. Depending on the transaction, we or a counterparty may request proof of funds or entity documentation.
• Correspondence — messages you send us by form, email, or text, and our replies.

Information we collect automatically

• Device and usage data — IP address, browser type, operating system, referring page, pages viewed, and time spent, collected through standard web server logs.
• Email engagement — whether you opened one of our emails and which links you clicked, collected through our email platform.
• Platform activity — deals you view, save, or express interest in, and offers or inquiries you submit through the member platform.

Information from others

We may receive information about you from brokers, sellers, lenders, or referral partners who introduce you to us, and from publicly available commercial real estate records and business directories. If someone refers you, we will tell you who, if you ask.

3. How we use information

We use the information described above to:

• Match live off-market listings to your stated buy box and send you those matches.
• Verify and vet members before granting access to confidential deal information.
• Operate, secure, and improve the website and the member platform.
• Facilitate introductions between buyers, brokers, sellers, and capital providers, and support a transaction through closing.
• Respond to your inquiries and provide support.
• Send you service messages about your account, agreements, or transactions.
• Send marketing communications about our platform and offerings, subject to the opt-out rights described below.
• Detect and prevent fraud, abuse, circumvention of our agreements, and other misuse.
• Comply with legal obligations and enforce our agreements.

4. How we share information

We share information only in the circumstances below.

• With transaction counterparties. When you express interest in a deal, we share the information necessary to advance that transaction — typically your name, entity, contact details, and stated criteria — with the broker, seller, or their representatives. When you submit a property, we share it with vetted members whose buy box it matches.
• With capital providers. If you request financing through the platform, we share the information you provide for that purpose with the lenders or capital partners you select.
• With service providers. We use vendors to run our business — hosting, email delivery, e-signature, customer relationship management, and analytics. They may process your information only to perform services for us, under contract, and may not use it for their own purposes. See Section 8.
• For legal reasons. We may disclose information if required by law, subpoena, or other legal process, or where we believe disclosure is necessary to protect our rights, your safety, or the safety of others, or to investigate fraud.
• In a business transfer. If Coast2Coast is involved in a merger, acquisition, financing, or sale of assets, information may be transferred as part of that transaction. We will require the recipient to honor this policy or give you notice and a choice before your information becomes subject to a materially different policy.

6. Email and SMS communications

If you are a member or asked us to send you matching deals, we will email you. Every marketing email includes an unsubscribe link at the bottom. Unsubscribing takes effect promptly and stops marketing email to that address.

We may still send you transactional messages after you unsubscribe from marketing — for example, confirmation that you signed an agreement, a reply to your inquiry, or notice about a transaction you are already in. These are not marketing and cannot be opted out of separately while your account is active.

If you give us your mobile number and consent to text messages, message and data rates may apply. Reply STOP to any message to stop receiving texts, or HELP for assistance. Consent to receive marketing texts is not a condition of using the platform.

Our emails contain tracking that records opens and link clicks. We use this to understand which deals and topics are useful and to stop sending mail that nobody reads. If you prefer not to be tracked, most email clients allow you to block remote images.

7. Cookies and analytics

Our website uses cookies and similar technologies that are necessary for the site to function — for example, keeping you signed in to the member platform and remembering your session. We also use limited analytics to understand which pages are visited and where visitors come from, so we can improve the site.

You can set your browser to refuse cookies or alert you when they are set. If you block strictly necessary cookies, parts of the member platform will not work.

We do not use advertising cookies or third-party ad networks on this site, and we do not build advertising profiles about you.

8. Service providers

We rely on a small set of vendors to operate. Each processes information only as needed to provide their service to us:

We will name the specific vendor handling your information on request. Write to us at the address in Section 14.

9. How long we keep information

We keep information for as long as we need it for the purposes described in this policy. In practice that means: account and buy box information for as long as your account is active and for a reasonable period afterward; signed agreements and transaction records for as long as they may be legally relevant, which for non-circumvention agreements is typically the full term of the agreement plus any applicable limitations period; and marketing suppression records indefinitely, because we need to remember that you unsubscribed in order to honor it.

When we no longer need information, we delete it or de-identify it.

10. Security

We protect information with access controls, encryption in transit, authenticated accounts, and confidentiality gates that restrict deal details to members who have signed the applicable agreement. Access to member and deal data is limited to personnel who need it.

No system is perfectly secure. We cannot guarantee that unauthorized access will never occur, and you send information to us at your own risk. If we become aware of a breach affecting your personal information, we will notify you as required by law.

11. Your privacy rights

Depending on where you live, you may have some or all of the following rights:

• Access — ask what personal information we hold about you and get a copy.
• Correction — ask us to fix information that is inaccurate or incomplete.
• Deletion — ask us to delete your personal information, subject to exceptions where we must keep it (for example, a signed agreement or a record we need for legal compliance).
• Opt out of marketing — unsubscribe from marketing email or text at any time.
• Opt out of sale or targeted advertising — we do not sell personal information or use it for targeted advertising, so there is nothing to opt out of, but you may still submit a request and we will confirm.
• Non-discrimination — we will not deny you service, charge you a different price, or give you a lesser experience because you exercised a privacy right.
• Appeal — if we decline your request, you may appeal by replying to our decision. We will respond to appeals within the time your state's law allows.

To exercise any of these rights, email info@coast2coast.properties with the subject line "Privacy Request." We will verify your identity before acting, usually by confirming control of the email address on file. We respond within 45 days and will tell you if we need an extension.

You may designate an authorized agent to submit a request for you. We will ask for written proof of the agent's authority and may still ask you to verify your identity directly.

12. Children

Our website and platform are built for commercial real estate professionals and investors, and are not directed to anyone under 18. We do not knowingly collect personal information from children. If you believe a child has given us information, contact us and we will delete it.

13. Changes to this policy

We may update this policy as our business or the law changes. When we do, we will revise the "Last updated" date above. If a change materially affects how we use information you have already given us, we will give you notice by email or a notice on the site before the change takes effect.
